Central Florida real estate is booming with new development these days. Seems like everywhere you look, there’s a new residential and/or commercial development being built – with a hefty purchase price to go along with it.

So, what about the investors that are looking for those existing properties to flip or renovate? Seems like every time a REO (Real estate Owned/Bank Owned) or distressed property comes on the market in the MLS, there is almost always a multiple bid situation and usually sells for list or at above list price, which leaves many of us scratching our heads and wondering how the purchaser and/or buyer is going to make any profit at that price. We’ve all been there, including myself.

I know some will say that they use various other techniques to find deals, besides the MLS, such as, searching for off-market deals, mail campaigns, door knocking, etc. Nothing wrong with that. But what about when it comes to real estate wholesalers and finding wholesale deals?

Finding Wholesale Deals

Let’s face it, trying to find a decent and knowledgeable wholesaler in the Central Florida area, or in any area for that matter, in today’s challenging real estate market, is becoming more and more difficult as each day passes. After repair values (ARV’s) are, more often than not, over stated and repairs are usually underestimated – making deals appear to be more profitable than what they actually are, especially to a new or inexperienced investor. Most (not all) so called “wholesalers” these days have little to no experience when it comes to real estate or real estate investing. That’s why most of these so called “deals” that we all have been sent at one time or another have little to no profit margin when properly and completely analyzed.

More often than not, I am approached by individuals (investors) with properties that they are either looking to partner up with someone on or are looking for some type of funding or gap-funding for the project. To my surprise, some of these turn out to be actually good deals with a good ROI (Return on Investment), while of course, others are not – only to the person presenting the deal.

During my past ten (10) years in real estate, not only as an agent, but also as an investor, I have always believed in conducting business in an ethical and professional manner. However, during my many years in this business, I have also learned that some individuals do not share this same philosophy or work etiquette.

With that said, I just wanted to inform everyone that Stellar Home Investments, LLC, will now be partaking in the wholesaling of real estate investment properties; to include, joint venture and/or partnership deals from other investors that we may be presented with and asked to share.
